Folly Field - Folly Field has both oceanfront and ocean view luxury homes, condos, villas and lots. Newest community SandCastles By The Sea, has large upside for potential investors.

Forest Beach - North Forest Beach & South Forest Beach have a number of vacation rental homes, villas and condos.  Oceanfront, ocean view and oceanside properties are available.

Off Plantation - Hilton Head Off Plantation are all properties outside of the major plantation communities.  Homes, villas, condos and lots are for sale in this area.

Hilton Head Plantation - Second largest community on Hilton Head, Hilton Head Plantation is primarily full time owners or long term renters.  No short term rentals are allowed here.

Indigo Run - Indigo Run Plantation is known as a long term residential community.  There are homes, town homes and lots for sale in this mid island plantation.

Long Cove - Long Cove Plantation is known as a beautiful golfing and boating community.  The golf course is private and members enjoy this first class plantation without any tourists. 

Palmetto Dunes - Palmetto Dunes Plantation is a beautiful oceanfront community with a wide variety of luxury homes, villas, condos and lots for sale.  Many properties rent short term due to the wonderful amenities and shops nearby.

Palmetto Hall - Palmetto Hall Plantation offers a wonderful family neighborhood atmosphere with homes and lots for sale.  36 hole golf course and well landscaped grounds makes this a perfect community for young, old and active families.  

Port Royal - Port Royal Plantation is a private gated community with private and semi-private beach access.  Great golfing and tennis community.

Sea Pines - Sea Pines Plantation is Hilton Head Island's oldest and largest community.  This oceanfront resort is home of the PGA Verizion Heritage Classic, Harbour Town Marina, South Beach Marina, Lawton Stables and hundreds of homes, villas, condos and lots used by both residents and tourists alike.     

Shipyard - Shipyard Plantation is home to 27 holes of championship golf, Van Deer Mer Tennis Facility and also offers some oceanfront beach access near the Crowne Plaza Resort.  This is a great community for golfers, tennis players, and nature lovers.

Spanish Wells - While Spanish Wells Plantation is hidden to most that visit Hilton Head Island, a number of full time residents enjoy this private community on the north end of the island

Wexford - Wexford Plantation is a private luxury real estate community that has homes, town homes, and lots for sale.  Custom built homes from the island's top builders make Wexford Plantation a must see for high end luxury property.

Windmill Harbour - Hilton Head Island's first community when arriving on the island after the bridge, Windmill Harbour is a private community known for Intercoastal views, Charleston-style architecture and a first class yacht club.
