Since I specialize in vacation rental property, the number one question that my buyer clients ask me is "Where is the best location to buy rental property?" I have a strong background in vacation rentals on Hilton Head, being one of the start up partners in the number one vacation web portal on Hilton Head - Hilton Head Rentals.com. Since we had over 100 rental properties in Sea Pines, Forest Beach, Shipyard, Palmetto Dunes, Singleton Beach, Folly Field and outside of Port Royal Plantation, I have a good idea of which locations rent better and which areas you may want to avoid.
Here is my list of Hilton Head Island's Top Short Term Rental Locations:
1. Sea Pines Plantation - Hilton Head's largest plantation with the most history. Has a number of different beach acces areas, three golf courses, numerous tennis facilities, South Beach, Harbour Town, shopping, restaurants, free trolley, horseback riding, nature preserve, bike trails and so much more.
2. Palmetto Dunes Resort - Many tourists fall in love with Palmetto Dunes well manicured landscape. The communtiy has a 10 mile lagoon system, water activities, oceanfront beach access, three golf course, shops, free "Dunes Buggy" shuttle, shopping, sister Shelter Cove across Hwy 278 with boat harbour and fireworks in the summer.
3. Forest Beach - Great public beach access, shopping gallor in Coligny Plaza, great restaurants and nightlife, and recent construction of bicycle trails of the main road of Pope Ave. to help ease the flow and safety of traffic.
4. Folly Field - Up and coming neighborhood, prices are reasonable and newer gated community Sandcastles By The Sea helps boast this local island hotspot.
5. Port Royal - Although Port Royal Plantation does not allow short term rental guests, the outside area surrounding Port Royal is always in high demand. Great beaches, tennis facilities and signature golf courses, only hotels are keeping the area lower on my ranking list.
6. Singleton Beach - Like Folly Field, the neighborhood is up and coming with a lot of new construction but poor design, architure and mismanagement of land keeps most properties a long way from public beach access.
7. Shipyard Plantation - While most will be surprised to see Shipyard Plantation at the bottom of my list, the reason is simple. The #1 questions renters on Hilton Head Island ask about any property is "How close is it to the beach?" In this plantation, there is only one spot where everyone can go to the beach and you have to pass the Crowne Plaza and share the beach with the Crowne Plaza's guests to enjoy some sand on your feet. Shipyard does have Van Der Mer Tennis facilities and three 9-hole golf courses but when you can't find a parking spot at the small beach access in the back of the plantation, your rental guest may stay there the first year, but they will definitely find another place to stay and you will be wondering why your investment property is more like a lemon then a money-maker.
